Notional Rent Reimbursement

Question:

We receive notional rent reimbursement (NR) on our premises. We have recently had an extension built. Can we apply for a NR revaluation before the next triennial review is due? I think I was done 18 months ago.

Answer:

I note that you have recently had an extension built onto your surgery and you enquire whether you can apply immediately to the PCT for additional Notional Rent or whether you have to wait for the tri-annual review. I can confirm that the reassessment of Notional Rent is permitted in respect of any structural changes and thus, on the face of it, the building of an extension would allow you to apply to the PCT for a revision of rent reimbursement.

The only proviso I would note is that it would also be necessary for the PCT to agree for the inclusion of the additional accommodation within your allowable floor area. Technically, if one is to follow the Directions, prior to building the extension you should have obtained PCT approval which, if given, would have automatically led to a reassessment of the building on completion of the extension.
